Job Purpose:

The Assistant Property Manager will assist the Property Manager in managing daily operations, tenant relations, and leasing activities of the property. They will work closely with the Property Manager to ensure the property is well-maintained, fully leased, and in compliance with local, state, and federal regulations.

 

Key Responsibilities:

• Assist in the leasing and marketing efforts of the property

• Respond to tenant inquiries and maintenance requests in a timely and professional manner

• Assist in preparing leases and lease renewals

• Collect rent and other fees from tenants

• Maintain accurate and up-to-date records of tenant and property information

• Perform regular property inspections to identify and address maintenance and safety issues

• Assist in developing and implementing property management policies and procedures

• Manage vendor relationships and ensure that work performed is of high quality and completed in a timely manner

• Work with the Property Manager to develop and manage the property budget

• Assist in the preparation of monthly financial reports and variance analysis

• Ensure that the property is in compliance with all local, state, and federal regulations

 

Requirements:

• Bachelor's degree in business administration, real estate, or a related field

• 2-3 years of experience in property management, preferably in residential property management

• Strong communication, organizational, and interpersonal skills

• Proficiency in Microsoft Office and property management software

• Ability to work independently and as part of a team

• Ability to manage multiple tasks simultaneously and prioritize workload

• Knowledge of local, state, and federal regulations related to property management

 

Physical Demands:

This job may require extended periods of standing, walking, or sitting. The Assistant Property Manager may need to lift or move equipment or supplies weighing up to 25 pounds. They may also need to climb stairs or ladders to access certain areas of the property.

 

Working Conditions:

The Assistant Property Manager will work in an office environment and may also need to spend time at the property. They may be required to work some evenings and weekends to accommodate tenant needs or property events.
